Our preventive maintenance programs are designed for complex industrial HVAC and plumbing systems. This includes scheduled inspections, performance testing, and component lubrication based on manufacturer specifications and our cloud-monitored data. It does not include the replacement of major consumable parts (e.g., compressors, large-bore piping) which are quoted separately.
We define "zero-downtime" as our commitment to perform all scheduled technical interventions and the vast majority of emergency repairs outside of your core operational hours. For critical 24/7 facilities, we implement redundant system strategies. This is a performance goal facilitated by our asset management tools, not an absolute guarantee against all unforeseen systemic failures.
Client access to our cloud-based monitoring dashboard is provided under a licensed subscription tied to the active service contract. Data ownership remains with the client, but historical data access may be limited if the service agreement is terminated. The tool is for monitoring and reporting; it does not replace the need for certified on-site technician assessments.
Our emergency repair service prioritizes clients with active comprehensive maintenance contracts. The term "large commercial complexes" specifically refers to facilities such as shopping malls, office towers, and industrial parks with centralized mechanical plants. Response times for standalone buildings or those outside a master contract may vary and are subject to a separate dispatch agreement.
Our facility management team includes licensed HVAC engineers, master plumbers, and certified control system technicians. All personnel are direct employees of ServServ. We may subcontract specialized work (e.g., structural welding, crane operations) only with prior client approval, and ServServ remains the primary point of responsibility.
